Legal Description: NE/4 Section 27 - Township 27N - Range 12WIM, Alfalfa County Oklahoma, containing approx. 158 acres, more or less. Surface Rights Only.
Directions to the Tract: From the intersection of Highway 64/ Highway 11 (2 miles North of Cherokee) travel 6 miles west on Highway 64. The farm is located on the South side of the Highway. (Watch for tract signs)
Land Overview: Located just north, and west of Cherokee Oklahoma, this 158 acre tract of established cropland offers strong established crop yields and good access. A productive mix of Class 1 and Class 2 Soils, this established cropland is conducive for many small grains crops, or Alfalfa Hay. The tract has a waterway running north and south through the center portion, providing good drainage for the tillable acres. Older established improvements are located in the far northeast corner of the tract next to the highway, with access from the county road on the east. The older improvements include an approximate 40’x30’ shed / storage barn, older livestock barn, stucco detached garage building, old grain bin and chicken coop. There is a power pole located in the center to the old improvements, close to the water well. Please note: The windmill head and cistern pump is being retained by the family, and will be removed by the time of possession.

Crop: The growing 2019 Wheat crop will not convey to the Buyer, possession of the property will follow the completion / release of the 2019 Wheat crop.
Possession: Possession of the land will follow the completion / release of the 2019 Wheat Crop, and following the closing of the transaction.

Auction Terms: No Buyers Premium. 10% down upon signing the purchase contract, balance due upon delivery of merchantable title. Bidding is not contingent upon finance, please have all financing in place prior to bidding. Title transfers as surface only via a warranty deed. Possession of the farm will be at the completion of the 2019 wheat harvest, and the crop does not convey will the sale of the property.
Please Note: The windmill head, and cistern hand pump (Located by the old garage) will be removed by the time of possession, and will not convey with the sale of the property. There is also a Canola pickup header stored on the property, and will also be removed no later than the transfer of property possession.
